
These are properties which were originally developed by Guinness Homes and sold as new Build HomeBuy on a Shared Ownership lease. If the leaseholder wishes to sell their property, we provide a service to help them identify a purchaser by advertising their home on our website.

Some of the properties will be advertised on our property pages and you will be able to register your interest online. Or we will keep your details on our system and advise of properties as soon as they become available.
The eligibility criteria is the same as an application for Shared Ownership. Your household income must be less than £60,000 and you should not be able to fund the purchase of a home without assistance.
You will have to pay all the costs associated with the purchase including: solicitor’s fees, mortgage lenders fees and stamp duty (where applicable). We estimate these costs to be in the region of around £3,000
In addition to your mortgage you will have to pay rent on the remainder of the share you do not own. If you purchase a flat there will also be service charges payable in addition to the rent. Once you have bought the property you will be responsible for all the maintenance costs. You will also be responsible for all utility bills and for the Local Authority Community
Because the rent you pay on the share you do not own is subsidised. The total monthly cost of Shared Ownership will generally be less than 70% of the cost of purchasing the property outright rent.
