    Shared Ownership is a way to buy your home if you otherwise couldn't afford to on the open market. You buy a share percentage of the home, which is usually 25-75%, pay a subsidised rent on the remaining share and pay a service charge.     How do I apply for Shared Ownership?
    When applying for a Guinness Homes property, we follow Homes England Guidelines on a first come, first served basis for Shared Ownership homes. Just so you know, 'first come' means the first person to successfully pass the initial affordability assessment, not necessarily the first one to show interest.

    Am I eligible for Shared Ownership?
    To qualify for Shared Ownership, individuals must be over 18 years old and residents in the UK. There is a household income threshold. You must have a household income threshold of less than £80,000, but this increases to £90,000 if you buy a home in London.
    Can I buy more shares?
    Yes, you can buy more shares at a later date after you purchase your home. This is known as 'staircasing' and the amount your increase will depend on how much you can afford. Buying more shares will reduce future rent payments. Eventually you could own 100% of your home.
    Can I buy less than the advertised share price?
    Yes, if a financial advisor or mortgage broker confirms that you are only able to afford less than the advertised share and it is between 25-75%, we will be able to approve your Shared Ownership application (on the condition you meet other eligibility requirements). Your mortgage advisor will tell you the exact amount of deposit you need. You can contact one of our panel of mortgage brokers to get a Mortgage in Principle.
