Signal Park – London Living Rent

Our homes are available through London Living Rent (LLR), which enables you to rent an apartment for an initial period of 3 years to allow you to save money to purchase your first home.

LLR is designed to help you get on the property ladder and gives you the ability to purchase the home on a shared ownership basis at the end of your tenancy – if you do not purchase the home during the initial 10-year period, we will end the tenancy and ask you to vacate the property so we can sell the home on a Shared Ownership basis.

LLR is a government-funded programme that offers affordable housing options for residents of London (see full eligibility criteria below).

  • 1 bed apartments £1,001 per calendar month
  • 2 bed apartments £1,112 per calendar month
  • 3 bed apartments £1,224 per calendar month

All homes have their own private balcony or terrace.

We are not able to offer parking with any of the homes we have available.

Am I eligible?

The eligibility criteria for the London Living Rent scheme are as follows: 

  • You must be unable to afford to buy a property through Shared Ownership or on the open market.
  • You must live or work in London.
  • You must have a formal tenancy or live in an informal arrangement with family or friends because of struggling with housing costs.
  • The household income must not exceed £60,000.
  • You must not own any other residential home.

How will Guinness, prioritise and allocate these homes 

For the first three months, we will prioritise these homes to customers who currently live and/or work in the Royal Borough of Kingston Upon Thames and key workers. If we have homes remaining after 3 months, we will extend to this to eligible applicants who live or work in London.

  2. Review the application to basic eligibility criteria and start preparing your documents in advance.
  3. We will then refer FCC Paragon for a full rent check to be carried out. FCC Paragon are an independent provider for tenant referencing services that offers landlords and letting agents the confidence to make informed decisions on their tenants.   4. If you are accepted through FCC Paragon, then you will be invited to view property.
  5. You will be referred to the Mortgage Warehouse.
  6. A property will be allocated to you in line with our allocation policy if you have successfully completed the steps above.

If we are able to accept your reservation for one of our homes, you will be required to pay a £500 holding fee, whilst we finalise details with you. 

When you start your tenancy, you will be required to pay 5 weeks rent as your deposit which will be held by the DPS (Deposit Protection Service) and rent to the end of the following calendar month – which will give us time to set up your Direct Debit for future rent collection.

The £500 holding fee you pay at the point of reservation will be deducted from the start of tenancy payment.
