What is shared ownership?
A more affordable route to market, shared ownership helps those who wouldn’t otherwise be able to afford a home of their own take their first steps on the property ladder.
Unlike traditional property purchases, where buyers pay a large deposit upfront and pay a mortgage on the remaining amount, shared ownership buyers purchase a percentage of their home, typically between 25% and 75%, with the remaining shares owned by the property developer. Rent for the unpurchased shares is then paid to the developer, along with a maintenance service charge.
Additional shares can be purchased over time, until 100% ownership is obtained: this is known as staircasing. At this point, no further rent is due. The value of additional shares must be based on a property valuation that is calculated within three months of purchasing.
