At 28 years old, sales professional Tilly has achieved her goal of becoming a first-time buyer, thanks to shared ownership and Guinness Homes.

With the recent increase in the cost of living and ongoing uncertainty in the UK property market, home ownership could feel unattainable for many young people.

Originally from South Gloucestershire, Tilly was looking to move out of her family home and get onto the property ladder. With a previous purchase attempt falling through to pandemic restrictions and repercussions, her buying journey was put on hold throughout COVID.

Discovering Lyde Green

Then Tilly discovered a new development in Emersons Green, Bristol, that had recently been completed: Guinness Homes development, Lyde Green.  

Describing why she was drawn towards a Lyde Green property, Tilly explained: “I was looking for a new build, which generally wasn’t on the market at the time.

“I gravitated towards the Lyde Green development due to its location – it’s 20 minutes away from my family, and there’s good transport links such as the M4 motorway and dual carriageway close by.

“Guinness Homes was quick to get back to me after I initially inquired about the properties and shared ownership scheme; I was kept in the loop throughout the whole process.”

“The sales process was slick and seamless – every team member contacted me when they said they would, and communication has been open and honest throughout, despite buying off-plan. Lyde Green’s brochures and information packs included everything, with no hidden costs or surprises.

“I have extremely high standards, even more so when buying a home! Everything from the detailed drawings to the materials used within the brochures exceeded my expectations.”

Offer Accepted

After a quick process, Tilly’s offer was accepted in December 2022, and she had moved in to her new home by the end of February the following year.

“When I was looking to buy a new home, I was after a neutral house with decent flooring and finishes, and somewhere that didn’t require a lot of work or maintenance. A neutral kitchen, bathroom and living area has allowed me to add furniture and accessories to make my home my own.

“I have one bedroom, bathroom and a kitchen and lounge area. I’m on the ground floor so I have a patio with a lovely outside courtyard space, which is a gorgeous suntrap in the summer months! The space gets plenty of sunlight, creating a calm space for when I’m working from home.

Describing how she has managed to achieve her property goals, Tilly explains, “I wouldn’t have been able to afford to live in Bristol without shared ownership.

“Although I wasn’t initially considering shared ownership, I also didn’t want to compromise on the location of the area that I was looking to move to. When I came across shared ownership with Guinness Homes, I was instantly hooked and was eager to find out more about the scheme and location.”

Although Tilly initially purchased a 40% share of her one-bedroom apartment (£192,500 full market value), the beauty of shared ownership is the ability to increase shares in the property over time: an option she is considering if her circumstances change.
